Qatar’s Real Estate Momentum Accelerates as Lusail Emerges at the Forefront of Growth, Aligning with Qatar National Vision 2030

Doha, Qatar — A high-level delegation from the Pakistan Business Council (PBC) Qatar conducted a landmark visit to the Rawah Residence in Lusail, marking a significant milestone in cross-border real estate engagement. The visit, which included a tour of the fully furnished model units, comes at a time when Qatar’s residential market is experiencing a sharp rebound, with transaction values surging by 28.5% year-on-year in Q1 2026 to reach QAR 9.2 billion.
According to data from the Ministry of Justice and Aqarat, the real estate sector has seen a strong recovery, with the Qatar Central Bank’s Real Estate Price Index showing an 8% year-on-year rise in March 2026. The Qatar Central Bank’s Real Estate Price Index reached 243.12 points in July 2026, reflecting a 6.81% year-on-year increase, while market transaction data for August 2026 showed continued activity, with 114 residential unit transactions recorded during the month.
For the Pakistani diaspora, which constitutes a significant portion of Qatar’s expatriate community, the visit highlighted the tangible benefits of Qatar’s foreign ownership reforms. Under the current regulations, foreign nationals are now eligible for renewable residency permits for themselves and their families when purchasing property.
The delegation’s visit focused on the Rawah Residence, a 17-storey tower located in the Al Kharayej district of Lusail, which is a Strategic Location—one of the ten designated freehold zones for non-Qataris. The project, developed by Dar Al Asas Real Estate Developments, offers fully furnished apartments with smart home technology and flexible payment plans.
During the visit, the PBCQ delegation led by Chairman Mr. Fawad Rana—which included prominent business leaders and community figures—reviewed the construction progress, which remains on track for a Q4 2027 delivery.
PBC Qatar Chairman Mr. Fawad Rana said:
“This visit reflects the growing confidence of the Pakistani business community in Qatar’s real estate market. Lusail is not just a development—it is a statement of Qatar’s ambition under Qatar National Vision 2030. The Rawah Residence offers our community a secure, high-quality investment avenue with clear legal protections and attractive returns. I am particularly encouraged by the transparency of the foreign ownership framework and the professionalism of the developer. This is exactly the kind of partnership that deepens bilateral economic ties.”
Market analysts point to Lusail as the standout performer in Qatar’s property landscape. Average apartment prices in Lusail have risen 1.5% year-on-year to approximately QAR 10,330 per square meter. A two-bedroom unit in the Rawah Residence, for instance, is currently listed at QAR 2.077 million, reflecting the premium for luxury, fully furnished assets in the city.

Speaking on the occasion, PBC Qatar President Mohammed Israr Malazi emphasised the strategic alignment between the community’s investment goals and Qatar’s economic diversification agenda, adding:
“For decades, the Pakistani diaspora has contributed to Qatar’s growth. Today, we are moving from being contributors to being stakeholders. The reforms under Law No. 16 of 2018 have opened a door that was previously closed—allowing families to own property, secure renewable residency, and plan for the long term. The Rawah Residence is a flagship example of how this policy translates into real opportunity. I encourage our community members to explore this and similar projects in designated freehold zones, because this is not just about buying a home; it is about investing in a shared future.”

For the Pakistani community in Qatar, the visit to Rawah Residence represents more than just a real estate opportunity; it signifies a deepening of economic ties and a commitment to long-term settlement in the country. As the market continues to mature, with developers aligning new supply to meet demand and rental yields holding steady at 5.17% nationally, Lusail remains a focal point for sustainable growth—reinforcing Qatar National Vision 2030’s goal of building a diversified, knowledge-based economy supported by a dynamic and sustainable real estate sector.
